what price to offer on a home, & present and negotiate the offer.
• Provide you with a "Buyer's Comparative Market Analysis" when thinking about an offer to show how the home compares to competing homes and give you guidance for negotiations.

Provide you with a step-by-step guide so
you know exactly what to do once you are under contract on a home and work as your project manager to keep things running smoothly.

Order all inspections for you and negotiate repairs on your

Schedule the closing with an attorney and arrange for the
attorney to do a title search and survey.

Review the settlement statement with you so you understand all
of the closing costs and know how much money to bring to closing.

Accompany you to the closing and arrange for you to get the keys
to your new home.
•
Be available for any questions you have during your home search,
the closing process, and even after your closing.
How Buyers’ Agents make the
difference:
Until recent years, a buyer
in North Carolina had no representation in the real estate transaction. In
fact, North Carolina state law required that agents always represent the seller
and, as a consequence, the buyer never had independent, dedicated, and loyal representation. Sellers had an agent working on their behalf,
but buyers had no similar option!
In 1995, the law changed and
provided for a Buyer's Agency agreement, and now the agent owes his/ her buyer
client loyalty, obedience, accountability, confidentiality, and reasonable
skill, care and diligence.
In almost every instance, a
buyer's agent costs you nothing, because in North Carolina the buyer's agent
receives his/ her payment as a share of the commission the seller has already
agreed to for selling the home.

moving through a veritable maze of interrelated events...loan qualification,
appraisal, survey, title work, inspections, occupancy, each with its own due
date and significance. We manage it all for you!
These services require a buyer
agency agreement. Without one, any licensed real estate professional is
required by the NC laws and rules of the NC Real Estate Commission to serve the
best interest of the sellers, by default. Don’t deprive yourself of your own
representation.
The “Working with Real
Estate Agents” brochure describes the possible agency relationships a consumer
can have and any consumer should receive this prior to hiring any real estate
agent or showing significant interest in a particular property, according to
the rules of the NC real estate commission.
